HOSPITABLE: This management software has been a huge help as our business has grown. We implemented it in May 2024 and haven’t looked back. The automation saved me so much time and reduced the risk of letting tasks fall through the cracks. This year we started getting more direct bookings and VRBO reservations. Having to communicate via three different platforms was just getting well, messy. Hospitable lets us handle everything in ONE PLACE – including managing the calendar / nightly rates for both Airbnb and VRBO.

ZIPPER COVERS: If you’re in the hospitality business you should 100% have zipper covers on your pillows and mattresses in addition to pillowcases and sheets. Mattresses and pillows are kind of gross…We got two sets and aim to switch them out monthly. Here are two that we’ve bought:
Schlage Smart Lock: We actually don’t have this one, but SOOO regret not getting it. We were trying to save a few bucks in the beginning and went with the Kwikset smart lock. Don’t make our mistake. The batteries die quickly (as the reviews said). And it doesn’t integrate with Airbnb (yet anyway). Linking with Airbnb would be HUGE for me right now! Manually setting lock codes for each Guest gets tiresome and it’s too easy to make mistakes.
Welcome Book Template: This template from Etsy saved me so much time! I didn’t love everything so had to tailor it quite a bit but still better than starting from scratch. There are a lot of options on Etsy.
A Cleaning Guide: OK, I didn’t purchase this, but cleaning has been one of the more difficult parts of STR management for us. We have HIGH cleaning standards. I’d argue it’s THE MOST important part of hosting. Over the years, I’ve been working to create a cleaning guide to help streamline the process - to provide support for our cleaners and ensure everything gets done.
