One of the stressful things about hosting on Airbnb/VRBO is waiting for that review. Reviews can make or break your business. We’ve all been there…had a Guest that was silent, or minor things pop up and you start sweating – please, please don’t give us a less than perfect review.
Well, we’ve learned a few tricks of the trade over the years, and we want to share it with YOU!
Scheduling a series of messages for your Guests goes a long way. It helps set the tone and shows you are an active & present Host.
People tend to react differently to properties managed by REAL PEOPLE. There's innately more compassion and understanding. Let's be real, you know when you're talking to Bill from Kentucky employed by a big company vs. Kayla from New Hampshire, local to the property and also a Professional that truly cares.
We have the following notes set to automatically go out at different points during the Guest experience:
At Booking
A week before Check-In
The morning after Check-in
The night before Check-out
And perhaps the most important message for reviews – the final Goodbye note after check-out
You've heard the saying — if you want something, ask for it! Don’t beat around the bush. Get right to it. If you would like a 5-star review, ask for EXACTLY that. After years in Public Relations, communications became one of my specialties. There is a gentle way of doing this.

There are a few key elements here:
>> Mentioning you will leave them a review in return may make them more likely to give you a positive one, so they get the same in return (although no one sees the other review until it is submitted).
>> Calling out explicitly that a 5-star review is important to you.
>> That you are a family business, managed as such.
>> Asking them to share offline with you if there were any issues. Perhaps that makes them realize they can share their feelings this way vs. publicly.
>> And of course, expressing how much you care about their feedback.
